I remember as I started my journey in real estate, countless people would say, “make sure you sell a lot in the Spring & Summer, the winter months are tough in real estate”, or “no one likes to move in the Winter, so expect it to be slow”. At the time, I believed them. I thought oh no, just as I start getting my foot in the door the Winter months will come & I’ll have no business! What am I going to do?
Its January, January 10, 2018 to be exact, we’ve been fighting off -5 degree temperatures & frigid wind-chill. It is COLD, but guess what? I currently have three different buyers, all pre-approved and ready to buy their next home, and our only issue… there’s NO inventory! You don’t have to be an expert, a real estate agent or have any clue about real estate in general to understand supply & demand. As supply declines, demand goes up, people want what isn’t out there, in this case… YOUR HOME!
So, I started to think, how many people are considering the idea of moving? You need an extra bedroom, your husband, wife, boyfriend or roommates clothing is currently in the hall closet, and you need space for all the new things you accumulated from the holidays. Does this sound familiar? It’s time to sell your home. In fact, there is no better time than right now, and here’s three reasons why.
Housing Inventory is at an All-Time LOW
I can show you the statistics & bore you with the numbers, but just know that the housing inventory is 10% lower than it was last year at this time. And there are 10% more eligible buyers (thanks to great first-time home buying programs & lending incentives). That’s a 20% gap, and I have buyers waiting patiently for new homes to hit the market! To be clear, inventory isn’t low because people are reluctant to list their home. Inventory is low because when a home is listed, it is sold on average in less than 3 days! That leads me to the next reason.
Home Values are at an all-time HIGH
If I told you I would sell you a car for $10 & tell you that tomorrow I’ll bring you a buyer who would buy that car to for $50, would you do it? If you answered yes then you are business savvy. You just made a $40 profit without lifting a finger, and quickly too. You’re home works the same way. Home values are at and all time HIGH! Like I said, people want what they can’t have.. making your home worth more than it’s ever been worth since you owned it! You may not know it, but there are magnitudes of buyers waiting patiently by their phones for YOU to list your home, because they want it! Still not completely sold…?
Start a War
Oh, the joys of a bidding war. From an agent standpoint this is old news, and becoming a regular thing. For a seller, this is gold. You have people that are so interested in your home, they are willing to pay more than you could possibly imagine & in some cases more than what an appraiser may find it worth! Meanwhile you get to sit back & let it unfold, until one side brings you an offer you can’t refuse! (remember, in most cases, these offers start coming in within 12 hours of your home being listed). Sitting on a well-priced, well maintained home is something of the past!
As you can tell, I could go on forever, but facts are facts. Being submerged in this crazy market day in and day out, I felt it was my duty to my followers to give them a first-hand account of what you are missing by not selling this season!
